ROLE

Reporting to the Senior Operations Manager, the Facility Manager is responsible and accountable for all aspects of managing a portfolio of Canada Post buildings in Edmonton, AB.

Directing the work of outside Contractors and Consultants as required.

Managing Planned Repair and Capital Projects.

Complying with all applicable codes, bylaws and regulations.

Ensuring a high level of client satisfaction.

Budgeting, forecasting and reporting of operating expenses, including expense participation and
annual tenant reconciliation.

Participating in the development of tenants’ Emergency Operations Procedures.

Overseeing operation and maintenance of all electrical, mechanical, standby power, switchgear and Direct Digital Control (DDC) systems.

Coordinating power shutdowns and arrange for operation of standby power.

Overseeing all preventative maintenance routines.

Identify energy reduction strategies and implement as permitted by client.

Reducing energy consumption.

Managing all architectural maintenance and operations.

Managing all aspects of risk management and environmental compliance.

Managing and upgrading as required: environmental, security, and life safety systems.

Preparing Building Condition Reports and update annually as required.

Conducting annual property inspections to ensure proper operation and reliability of equipment and building components

Participating in inspections conducted by various authorities (fire department, health and
safety, EOP, Risk Management, Environmental, etc).

Overseeing construction and tenant improvement activities, including reviewing specifications and drawings as well as follow-up and commissioning.

Maintaining and building relationships with other groups within the company related to asset management, project management, financial systems, technical services and customer call center, and others as required in the pro-active performance of the job

SKILLS

Holds a related professional designation (RPA, CFM, CPM, FMA).

Possesses a university degree or equivalent.

Has five or more years working experience in the areas listed as main responsibilities.

Strong working knowledge of mechanical and electrical systems.

Experience in strategic and space planning.

Good Project Management skills.

Strong interpersonal and communication skills.

Self-motivated, detail and action oriented.
