Senior Property Manager – Federal Building This senior management position oversees aspects of building operations and contract management for their Edmonton portfolio. The position reports to the Portfolio Manager, Facilities. This position pays $100,000 - $110,000 + bonus. For Immediate consideration, please call Abby Rubin (6040 836 - 2672 and email resume in Word to abby@abbyrubin.com Key Deliverables ¨ Plans, organizes, schedules and directs building and facilities operations ¨ Develops and maintains positive relationships with clients, internal colleagues, consultants and suppliers ¨ Performs financial control activities including the development of annual operating budgets, monthly budget analysis, variances and reforecast allocations ¨ Manages and supervises a team of employees ¨ Prepares strategic analysis of properties ¨ Minimum ten years of experience in facilities management with direct management of maintenance and mechanical projects and subcontracted services ¨ Holds an accredited Commercial Real Estate designation (RPA, CPM, FMA) ¨ Valid Driver’s License and clean Driver’s Abstract ¨ Enhanced customer care and client management skills ¨ Ability to set goals and objectives ¨ Strong leadership and supervisory/management skills and able to lead a large team of staff to achieve standards and accomplish objectives ¨ Extensive knowledge of budgeting, administrative and accounting processes ¨ Strong computer skills including Microsoft Word, PowerPoint, Excel, and MS Project as well as knowledge of computerized accounting systems ¨ Completes Health and Safety training programs: WHMIS, Leadership for Safety Excellence, and Prime Contractor Responsibilities ¨ Property Management - Regular building surveillance tours to look for and identify building concerns, review logs, identify opportunities and ensure that there are no building operational abnormalities or inefficiencies
- Ensures that OH&S legislation and regulations are being adhered to as per Edon Management’s Safety Program
- Stays abreast of new trends and innovations in the field of building code administration.
- Develops, modifies and customizes Standard Operating Procedures (SOP’s) including those that are specific to their supervised sites
- Prepares specifications and obtains quotes to complete projects and maintenance for the facility or directs project management staff in completion of such
¨ Contract Knowledge - Ensures specified standards are adhered to in accordance with contractual obligations and in accordance with Management policies, including the Safety and Quality Assurance programs
- Prepares site specific scopes of work for services and liaises with the client to prepare such, including, caretaking, landscaping, snow removal, and food services contracts
- Generates and completes reports as required under the contract
- Ensures that the terms of the contract are met with proper allocation between direct costs, management fees and client costs
- Ensures reports and surveys are completed, reviews information and initiates corrective action as applicable
- Develops and issues RFP or RPQ documents, completes assessment matrixes for review and approval
¨ Budgets and Expenses - Oversees contract budgets and controls expenditures in accordance with budget figures, ensuring that approval is obtained for expenditures in excess of contract limits
¨ Client Relations - Actively participates in monthly client or owner meetings
